Oakstone Homes, based out of Ankeny, IA, has been a family-run business since 1994. The Oakstone team utilizes their knowledge of the building industry and interior design expertise in the residential arena to create beautifully balanced spaces that feel refreshingly modern and endlessly classic. Our team approaches each design challenge as an opportunity to find a unique design vision for our clients. From concept to completion, the Oakstone team simplifies the custom home building process to make it easy and straightforward for you. We’re not your average home building company. While our main focus is quality and higher standards, our creative team has a true passion for design, accompanied by the ability to understand the specific style of each client and marrying it with the Oakstone aesthetic. As a result, our clients move into an inviting and approachable space, but most importantly, a home that will stand the test of time.

The Consultation

At our first sit-down consultation we’ll make sure we’re the perfect match for each other. We’ll share our home building process while continuing to answer all your questions and concerns along the way. During this time we’ll chat home design theme, layout, floor plan, lot size and of course budget.

After the initial plans are made, we’ll create an estimate from our trusted team of subcontractors. Bids can take up anywhere from 2-6 weeks. Bidding a project is important to ensure the costs align with your budget. The initial bid will help determine if we need to tweak plans to accommodate the budget.

However, we love working with clients on custom floor plans which is typically what we specialize in. Our design teams loves creating personalized plans to fit the specific needs of our homeowners. We offer our in-office architect as a complimentary service when building an Oakstone home. Please keep in mind that your lot size will affect your floor plan.

Our CCO Katelyn and team will assist you with all of your design choices. We do require a minimum of two, client + team design days during regular business hours. At the first consultation please bring plans, photos, Pinterest boards, ideas and goals for your new home. When it comes to your custom home, you’ll get to pick all of the design aspects.

Once your financing and overall design are completed and approved, the construction will begin.

  1. Stake lot to determine location of home
  2. Excavate for your footings and foundation
  3. Install below ground plumbing
  4. Install your septic system (if required)
  5. Pour concrete for your basement and garage
  6. Frame the house
  7. Install windows and exterior doors
  8. Install roofing

Walk-Through Appointments

They are a handful of appointments that you will need to attend during regular business hours. Walk-through appointments are an important part of the building process to ensure all your wishes are met. There are several different walk-through stages.

Order of walk-through appointments:

  • Electrical: Here you’ll select your lighting and electrical locations
  • Trim: At this appointment, you’ll meet the trim carpenters to discuss trim details and options
  • Closing: Together we will complete a thorough inspection of your home before closing
